Residents of San Francisco are no strangers to new construction, or architectural innovation for that matter. It’s an exciting time to be in the AEC industry in the Bay Area, because buildings are going up in just a matter of months and changing the way the city looks, feels, and does business.
In spite of rising construction costs here, public and private structures, affordable housing developments, and luxury condo highrises are underway thanks to some of the largest contractors in the region. Largely driven by tech money, here are five of the most interesting building projects happening in San Francisco right now.
The Salesforce Tower has been making headlines for its extreme heights, currently just under 800 feet, but expected to reach 853 feet and soon to surpass the height of the Transamerica building. We expect to see this tower top out at 61 stories with a spire accent and 1.5 million square feet of office space. The developers are seeking LEED Platinum status, and the total project cost has been estimated at $1.1 billion. The collaborators on this project are Hines, Boston Properties, Clark/Hathaway Dinwiddie, Joint Venture, and Pelli Clarke Pelli Architects.
This tower has been referred to as the symbol of the new San Francisco wealth, with pricey residential spaces favored by tech moguls. Yet, it’s gotten some bad press, because the building has actually been sinking into the earth and beginning to tilt. This is likely due to the building’s unstable location, neighboring construction, and the use of a concrete design rather than a steel frame.
Another Tower that has captured our interest is Park Tower, which is being built at 250 Howard Street. This $690 million (SFBT estimate) building will rise 43 stories tall and span 872,000 square feet for office space. The John Buck Co. is working with Clark Construction Group – California LP and Solomon Cordwell Buenz on this project. Park Tower is expected to be complete by Q1 2018.
Transbay Transit Center
This transit center will span five stories and 1.4 million square feet in size and will also feature a 5.4 acre rooftop park. It’s 175 Beale Street address is a prime location in the city, and construction costs have been estimated at $1.1 billion. It’s being developed by Transbay Joint Powers Authority with Pelli Clarke Pelli Architects and contractors Webcor/Obayashi and Joint Venture. The transit center is expected to open in late 2017.
California Pacific Medical Center – Geary/Van Ness
Located at Van Ness Avenue and Geary Street, this project involves the construction of a 12-story 730,000-square foot hospital with 274 patient beds. With owner/developer Sutter Health, contractor HerreroBoldt, and architect SmithGroupJJR, the total project cost has been estimated at $2 billion. Hospital construction is expected to wrap up by mid-2018.
Of course this is just a small sampling of the exciting construction projects happening around town, and there are many others to keep an eye on as well.
